Report of Maintenance Issue

Prior to completing a maintenance request via your tenant portal, please make sure to fully read our trouble shooting guide. Additionally, please review our tenant maintenance manual, which was referenced at your move-in appointment. Many of the common trouble shooting info is below.

Failing to complete these steps can cost you money!

Tenants may be charged for a service call if the vendor determines that the tenant failed to complete the routine maintenance task as outlined below:

Important

Repair of damage caused by your negligence or misuse is your financial responsibility. In such cases, repairs will be made, but you will be charged for the cost of the labor and materials. Plumbing stoppages caused by your negligence or misuse will be paid by you.

Maintenance Emergency

A maintenance emergency is defined as uncontrolled running water, complete loss of sewer, electrical sparking, or complete loss of heat in freezing temperatures. If able, please submit a maintenance request via your tenant portal which direct link may be found on the bottom of this page and then call our office for immediate attention. If the emergency occurs outside of our normal business hours, please call our maintenance emergency line – (407) 447-8221.

Non-emergency maintenance issues will be handled during normal business hours. Please do not call our maintenance emergency number for a non-emergency issue. Please do not call our maintenance emergency number for a non-emergency issue.
